This old stone house from 1880, fully renovated in 2017, is located in the small village of Pilati near Pazin, in the very heart of Istria. The 200 m² house offers everything needed for a comfortable stay for up to 10 people (8+2), while the 500 m² fenced garden with a pool ensures peace and maximum privacy.
Its ideal central location in Istria allows you to plan various activities – from cultural and artistic events, sports and historical sightseeing to gourmet experiences – with all popular destinations located within 2 to 40 km. If you wish to explore further, the house is a perfect base for day trips to more distant places like Pula, Rovinj, or Umag.
Villa Patrick can accommodate up to 10 guests (optimal for 8), offering maximum comfort. There are four cozy bedrooms with double beds and en-suite bathrooms – each room has its own air conditioning unit and satellite TV. There is also a shared living room with a fireplace and satellite TV, an additional shared bathroom, a spacious kitchen with all modern appliances, and an open dining area for 10 people.
The outdoor area includes a terrace with a swimming pool, two seating areas, a BBQ, a children’s playground, a garden, and covered parking for four cars. Free high-speed Wi-Fi is available, making it suitable for remote work.

Final cleaning: 200,00 € / per unit per stay (Mandatory Surcharge)
The tourist tax is included in the price.
A security deposit of 500.00 Eura in cash is required upon arrival for each reservation.
The deposit is intended to cover damages, and will be duly refunded to the guest upon departure if the guest has not committed any damage.
Parties/events are not allowed.
Guests must be quiet between 23:00 and 07:00.

Rental terms
- To secure and confirm the reservation, an advance payment of 30% of the total reservation amount is required.
- The remaining amount of 70% from the total reservation price will be charged 60 days before arrival.
- If cancelled 60 days or more before arrival, no refund of the paid amount will be issued.
- If cancelled within 60 days before arrival, no refund of the paid amount will be issued.
- If the guest does not show up on the arrival date, we will not refund the paid amount.
- The deposit is 500,00 € and must be paid upon arrival.
